An innovative rural dwellingContext does not only handle large developments.
This was a case of a landowner trying to build a new home in the grounds of his home. He had attempted the process himself but unfortunately his case was dismissed at appeal by the Planning Inspectorate. This is normally fatal to any future chances.
Context took a different view. We stepped in with an offer to fund another go at securing planning permission. We carefully analysed the appeal dismissal and made changes to the proposal to overcome the Inspector's concerns.
A pre-application meeting was held with Stroud District Council in August 2018. We got the Council to confirm that the principle of residential development was acceptable if certain conditions relating to appearance, living conditions, and access could be addressed.
The proposed dwelling is now single storey with a green sedum roof set within an enhanced landscape. The design and siting ensures that the proposed dwelling will comprise a legible infill of built form within the Bisley settlement boundary, helping to maintain the character and appearance of the area whilst providing good quality, sustainable ‘lifetime’ accommodation for future occupiers.
The orientation and siting of the proposed dwelling ensures that neighbouring privacy is not impacted. Safe access, ample parking and cycle storage is provided. The plot size and garden space is proportionate and generous.
Planning permission was granted for this innovative, sensitive and much needed home by Stroud District Council in January 2019.
