Plainview Planning was founded by Ian and Emily back in 2007.

The team of expert RTPI and RICS town planners have worked on 2,000+ planning applications and appeals throughout England.

Their enviable success rate at securing planning permissions is thanks to their clear advice, understanding of political context, and comprehensive knowledge of town planning policy and legislation.

The story behind Context

Context Land was born out of an opportunity to help fund planning projects.

Ian and Emily had been successfully running a town planning consultancy, Plainview Planning, since 2007. In 2012 we were working with a client where there was an opportunity to secure consent for 100 homes. However, the project was not progressing due to fragmented land ownership, lack of leadership and a lack of finance. We decided to offer to step in to fund and manage the process.

By having clear project leadership and being able to choose the very best professional team we managed to secure permission. This resulted in a significant increase in land value for the landowners, but also substantial development contributions to the local community. It was a win win for everyone involved in the process, including the local community.

The success of this initial project has allowed Context to expand to take on a wide range of other projects. From 1-2 homes, up to strategic developments of over 1,000 homes.

We look for projects that will add value not just to the landowner, but the local community too. Planning need not be adversarial if approached with an open mind.
